 How Do I Get My License?

  • Must be at least 18 years of age.
  • Be a high school graduate or the holder of an equivalency degree (GED).
  • Most people applying for a Salesperson license only need 150 hours of education to qualify to take the State Exam. These 150 hours include Real Estate Principles and Practices (60 hours), Law of Agency (30 hours), Law of Contracts (30 hours) and one 30 hour elective.
  • In addition to the 150 hours, the State requires completion of 60 hours of electives. If you have previously taken courses from an accredited college, university, proprietary school, trade association, etc. you may have already completed this requirement. If you find that you need extra elective hours, most real estate schools offer a variety of courses that will fulfill the requirement and help you develop skills for your interests and focus area.

Once you have taken your classes

Interview for a Sponsoring Broker: The Texas Real Estate Commission (TREC) requires that you work under a sponsoring broker. Ask for a list of questions to ask your sponsoring broker when you are interviewing.

Submit the Evaluation of Education to the Texas Real Estate Commission: Once you have completed your courses, submit a copy of your certificates of completion for each course and a copy of your college transcript to TREC. This must be sent by mail before you can apply for your license.

Submit your Application for an Inactive license to TREC: After your education has been evaluated and approved, you can apply for your license. After submission of your application by mail, TREC will take about 7-10 days to send you a letter indicating their approval for you to take the State Exam. If applying online, approval is typically granted in 2 days.

Take the Prep Class: After completing your required courses, we strongly recommend that you complete the state Prep course to ensure you are ready for the State Exam.

Receive Your Letter from the State & Schedule Your State Exam: Once you receive the "Candidate Information Brochure" (CIB) from TREC, call PSI Examination Services Testing Facilities at (800) 733-9267 to schedule your exam.

Take the State Exam at PSI: Your state exam is divided into two sections, National and State, and will consist of 110 questions with a total of 2.5 hours to complete the exam. 80 questions will be National with 1.45 hours to complete, while 30 questions will be State with 45 minutes to complete. You will know if you have passed the exam before you leave the testing center. If you have submitted your sponsorship form already, your license will be mailed to your sponsoring broker within 7-10 days of passing the exam. Otherwise, you will be considered "inactive" until you choose a broker and submit the Request to Sponsor Salesperson Applicant form.
